Hello, we plan to build a small house next year. We (both 26) have already been to the bank and now I would like to get some realistic opinions from you [emoji85] I (1,800 euros net monthly) Girlfriend (1,700 euros net monthly) expecting a child in March The house construction will of course only be carried out afterwards when the lady goes back to work. She works for the city and will definitely be re-employed. The bank says that 220,000 would be doable without problems, which sounds okay at first, I think. Equity about 15,000, so quite low... Ultimately, we plan to build an approximately 130 sqm house with Scanhaus Marlow. Turnkey costs about 150,000. We also don’t have a plot yet [emoji85] Do you think something is feasible for this "money"? Financing for the 220,000 monthly at about 750 euros. Thanks in advance

I would argue that a 130sqm house at that price is not feasible, unless you assemble 90% yourself.

With 85k for the land including incidental purchase costs and additional construction costs and kitchen and and and... no, that won't work.

Especially since there will likely be quite a bit added to the 159k catalog price.

The kitchen is taken over as is, it's only two months old, and there might be a plot for around 30,000, although that's not ideal. That's more of a Plan B.

Answer these questions honestly. Is the land buildable without extra work such as earthworks, without soil removal, etc.? Otherwise, realistically estimate this with a civil engineer. Scanhaus Marlow Marlow Ideal plot might be available on Rostocker Heide, but hardly anywhere else. Is the land developed? Are there shafts? Otherwise, realistically calculate this with a civil engineer as well. What about the garden layout? At least five for the bare minimum, mini terrace in gray concrete slab style, path to the house, gravel driveway. Furthermore, the building authority wants a 900 fee, the connections to the house 3000, Telekom 600, a wired satellite dish, 500,-, a few extra sockets, etc., with Scanhaus Marlow Marlow the standard is really basic, 500,-, tiles, can you manage with the low-cost standard? Painter work? Filling drywall. And so on. I admit, 150 for a 130 square meter house, I doubt that. We also build very cost-consciously. And calculate with 200 to 210 for a house that costs 160. So realistically calculate the house also at 200 plus. In addition land and possibly development. I would possibly build smaller. You have to be realistic with house plus land, which also still costs property transfer tax, at 220 to 230. Will it work? I won’t give you the answer. Find it yourself.
