Tip: Check what additional costs KFW 55 causes. If you build a KfW55 house, you can get a loan from KfW of €100,000 at 1.5% with a 20-year fixed interest rate. Additionally, you receive a repayment grant of €5000, which you might use to offset the additional costs. (KfW programm 153)

Hello Schubi,
That's exactly what I had already done. The 55 model would cost 11,500 more minus the gas connection and minus the 5,000 repayment subsidy. Very tempting, but in the end I decided against it because we didn't want a LL-WP. Overall, it wouldn't have been worthwhile, even if you assume that the LL-WP causes exactly the same annual costs as the gas condensing boiler with solar domestic hot water and heat recovery.

How about brine/water heat pumps? You can also get a subsidy of over 4500,- from BAFA...... We are planning with that and can cover the additional cost for 55 with the repayment subsidy...

That would definitely be an option including Bafa. I have to ask at Bien-Zenker what that would cost extra. How many kWh per sqm consumption do you calculate with that? What exactly does your heating system look like?

Basically very good conditions for this loan-to-value ratio! However, as the previous posters have already mentioned, I would also take care of further measures, especially regarding the heating system.

Best regards

Thank you for the previous contributions. Yes, the heating.. I have been researching for weeks. 55 with LL heat pump is out of the question. Too high, unpredictable consumption. It is now certain: Kfw 70 with gas condensing boiler + heat recovery + solar hot water. The 55 with brine heat pump is interesting due to the Bafa 4500 and Kfw 5000. However, I still need a kWh consumption value to make a final decision. I am planning Kfw 70 with a maximum of 8500 kWh gas consumption. (143 sqm).
