Good morning, if the contract for work is signed in the next 1-2 months, why should construction only begin in 2022?

Otherwise, I agree with the previous speakers. Just calculate what is cheaper, waiting or concluding the contract. You would also pay commitment interest on the undrawn portion of the loan. Would mean that for the whole year 2022. On the drawn portion of the loan, you then pay construction interest.

With appropriate trust in the developer, one can also pay earlier than necessary according to the construction progress, and receive special features or other extras in return. It’s not entirely legal, but it is often done. Every developer prefers building sites where there are no money disputes.
