To be honest, I earn about 80% of our household income and my wife 20% because of part-time work. Yes, even without children you can work part-time. Life is simply too short to spend it only at work. For me, money shouldn’t be a big issue in the relationship. If I have more than the other, then I should also pay more. If the partner takes advantage of that, he/she is not the right one. We are both not self-employed. Regards

It can basically only be an error in the tool. If the property is already owned, it is counted as equity. The priority order in the land register – as someone wrote – is initially irrelevant for the offer. If the property is paid off, it is also free from encumbrances! My tip: talk directly to a bank advisor. They want to sell right now! And you can use that to your advantage. If the offer is too bad, simply demand a lower interest rate! For the equity, you should get a top interest rate. There is practically no risk for the bank anymore. And the bank’s refinancing rate is currently between -0.30 and -0.50 percent!

That is unfortunately not correct. This only applies to banks that can refinance externally. Volksbanken and Sparkassen practically calculate with a cost price of zero because they already have the liquidity in-house. Therefore, own loans, not those that were brokered, are also not quite as cheap.

P.S. 10 years as of yesterday (maturity) by the way at -0.12%. Longer terms are even more expensive for the bank.

I know, I work at one of the largest banks in Germany and lead the project on negative interest rates.
