For that price within minutes. That is—as long as the 340K€ is somewhat realistic—just as absurd as it is unnecessary.

The OP has equity tied up in the house, they have an income of over 6K€ monthly, considerable savings potential, no children, and a dog.

But they don’t get a loan?

That makes no sense. They really have every possibility, it is purely an organizational problem, not a financial one.

Dirk Grafe. I already tried to explain that 2 pages earlier. Financially, it would certainly also be possible to live closer to work if one comes out of the current project with only minor scratches.

Since they will be driving into the metropolitan area, they might possibly work directly in Stuttgart or maybe in Böblingen. However, the price per square meter there is beyond good and evil.

Any speculation about the value of the house is difficult because no one knows the exact conditions (location, size, age, layout, condition, etc.). According to the standard land value, the plot should be worth €180,000, which means the house would have had a value of €160,000 when purchased. That is not unrealistic. I do believe that a buyer can be found, but it is somewhat different here than if you buy an old but inhabited house that you "only" modernize. That is easier for most to estimate than a house where essential components are currently not yet completed. Just obtaining expert reports on how things can be implemented and what it costs already takes quite some time. This makes selling quite difficult because the pool of buyers is simply very limited. Painting and laying flooring, etc., anyone can still do themselves. Heating can be relatively easily replaced, and you can often find someone who knows a bit about electrical work. But when it comes to things like controlled residential ventilation and it is not clear how the installation can even be carried out, then it gets really difficult. If potential buyers hear about leaks and water ingress (even if it is only the garage), usually half have already dropped out.

The exception would only be if the house otherwise had huge potential or the location is exceptionally good.

No, even I understand that . The question remains what the house is worth. The resident estimates the "renovation needs" at 150,000 euros, at least.

I see it exactly that way and I believe that is also the tenor of most posts here!
