Hello toweigert,

assuming you find a flat 600 m2 plot for 250 €/m2, it looks as follows: 150,000 € plus 5% additional costs for the plot, about 50,000 € for incidentals, foundation slab, earthworks, landscaping, etc.; about 1100 €/m2 living space construction costs, so 418,000 € for the house.
Total: about 625,000 € x 5% interest + 2% repayment = about 3600 € repayment per month - half rental income of 1200 € leaves a repayment for you of 2400 €. Even AWG hormones won't help with that. If you have 2400 € left per month, the missing equity will be saved up in 3 years.

How would a bank factor in such rental income (if at all)? Let's say 450-500k total price, 100k equity, planned rental income approx. 24k per annum net cold - is that realistic (all just roughly estimated values)?

How are they supposed to see that? They consider rental income as income from [V+V]. The tax aspect is also interesting and important in this context.
