Feedback on prefabricated buildings? Exclusive, high quality, or a mistake?

Well, timber frame construction, you have to know if you want it! Why?? It's basically a matter of belief whether you prefer such timber frame walls or a solid wall, you have to decide for yourself. Personally, I don't think much of it, others swear by it.
- Plastic-coated window sills= what is that? It's trash and looks something like this, color naturally varies!
- Floor ceiling: wooden beam layer with screed topping (11cm insulation) = unusual in new buildings in my opinion ....Edit: sorry it was prefab house what do you mean by that? that otherwise concrete ceilings are installed
- Central gas heating (condensing technology) = heating system from yesterday, disadvantages? You are tied to gas and its price and how long the "raw material" will last, no one knows exactly
- Underfloor heating throughout the entire ground floor = nice, unfortunately only on the ground floor, probably not possible due to ceiling construction why? It seems to me that it can't be installed with wooden beam ceilings
- Shower bathroom on the ground floor, hallway and bathroom upstairs: heat recovery = What, a controlled residential ventilation? why not in the whole house? is that even possible Certainly and actually very sensible!
- Boiler for hot water (750 liters) = 750l??? Do you have such a high demand or are there many people? No, there are two of us, disadvantages? immense unnecessary heating demand! For 2 people, 200l should be enough and whether you have to keep 200l or 750l constantly at 60°C is quite a difference
I also think many interested parties are blinded by the nice exterior, what you spend time on the outside is rather impressive, but inside rather standard. You have to know whether you want to impress neighbors or have it nice inside the house.

what would the house be worth to you, without the land, just based on what is written here?

I could hardly answer that for myself, as I am not a fan of such wall construction, I would say 125,000€, which is certainly well below value!

I wonder why you are interested?
- Are you looking for a property directly and for some time?
- Are you hoping for a bargain?
- Did the ad just catch your interest?

My words,
that thing looks like a showy construction,
once you’ve seen it, you might want it,
definitely don’t bring a lady who knows nothing about the subject to the viewing :D
otherwise building a house will be expensive :eek:
Better look for something properly solid :)

I am the dog owner :D and my man knows even less, that’s why I’m trying to get smart :D
About the house, well, in our town you can rarely buy a house, that’s why we’re interested…
and since my man knows nothing, I’m afraid we’ll get fooled during the house building…
and the rent costs are almost as high as the loan costs…

Uuuuuuuuuups,

ok, it's similar with us,
my lady owner does SF construction in the steel sector and therefore has some knowledge about insulation, floor slabs, etc. in houses, but especially about the building descriptions or contracts.

I am more familiar with everything related to creative things :D
And with the technology except heating.
My father is a civil engineer and my lady owner’s father is an architect,
if we were faced with such a property,
we would both bring them along.

I also advise you to take someone with you who works in the field
or possibly an expert.
Try to get access to the documents about what technology, windows, etc. have been installed.

We are in the same situation at the moment, we would like to stay in our town,
but there is nothing really good to buy at the moment and you always catch yourself sugarcoating houses and plots that were an absolute no-go before :o

Otherwise, good luck with the house purchase,
one more thing when I look at the pictures of the building it looks like there are no roller shutters on the upper floor :rolleyes:, is that true?? What then???
Also only normal radiators on the upper floor. :(

I can’t shake the feeling with this house that it is really a showpiece building, and the trouble only really starts after 5 years.
