First of all, may I ask if this is supposed to represent a construction service description, or what exactly is your question regarding this?

Equipment
- Wall construction: 1.25 cm plasterboard, 1.50 cm OSB board, construction timber (8 cm), OSB boards (1.50 cm), construction timber (24 cm), wood fiber insulation boards (6 cm), plaster mortar made of lime, lime-cement and hydraulic lime, what about that?

Well, timber frame construction, you have to know if you want it! Why??

- Plastic-coated window sills= what is that?

- Floor ceiling: wooden beam layer with screed topping (11 cm insulation)
= unusual in new builds in my opinion ....Edit: sorry, it was a prefabricated house, what do you mean by that?

- Central gas heating (condensing technology) = heating system from yesterday, disadvantages?

- Underfloor heating in the entire ground floor = nice, unfortunately only on the ground floor, probably not possible due to ceiling construction, why?

- Shower bath on the ground floor, hallway and bathroom upstairs: heat recovery = What kind of controlled residential ventilation? Why not in the whole house? Is that even possible?

- Boiler for hot water (750 liters) = 750 l??? Do you have such a high demand or many people? No, there are two of us, disadvantages?

my questions in green

Who built the thing?
Is there possibly a contract specifying everything that was installed?

I don’t know your budget or the prices in the area,
but I could imagine that some people will come to this listing willing to pay crazy prices for the great hut.
Leave emotions out and try to find out what the construction costs were and what the exact features are
and compare that with a new construction project.

That would be my approach as an amateur.
The viewing day won’t help you much either,
only that you want the hut even more without knowing the quality in detail;)
I would call it the model house effect :D
