Hi,
a field is being converted into building land.
I am interested in a building plot (number 4 in the picture), but I am concerned about the height of the field.
The field is apparently 0.5m below the road, according to the height profile it could even be up to 1m.
I do not want a property where water from the street or elsewhere collects on my land.
The picture attached shows the RLP flash flood simulator, as well as the height profile perpendicular to the road. Parallel to the road it is flat.
The side streets still have to be constructed, hopefully this will happen this year.
I am still trying to find out at what height they will be built (field height or road height).
-> I assume I would have to / would raise the property by > 0.5m.
What do other builders do in such cases? The risk is not that high and simply building at field height to save money?
I want to know before a potential property purchase whether an appropriate fill is possible and sensible and how much it roughly costs.
I do not have a floor plan yet, but according to the development plan, you can build pretty much anything there. I would not build a basement.
I would prefer a cost estimate for the entire foundation and soil filling.
For the foundation I need a soil report, can this be done if I do not yet know the exact location of the house on the property?
How do I get a cost estimate for filling?
If relevant, the whole thing is Ludwigshafen BP 504.
