Topic dormer windows:

Dormer windows may be considered "subordinate" and thus disregarded in the calculation of setback distances, provided they do not occupy more than one third of the width of the exterior wall of the respective building, but no more than 5m in total. I don't want to "rush" to the lawyer. From your statement, I understand that the dormers must be taken into account in the setback area calculation. What about the conservatory? And do they have to be considered for the façade height? This may be a maximum of 6 m. My neighbor is "communicative but not willing to talk," which makes us suspicious.

I don’t know that, since I don’t even know what you mean by "conservatory"; as you describe it, it is more like a dormer whose roof surface merges into the regular roof.

In many development plans there is an addition stating up to what depth conservatories (as real conservatories made of glass) or bay windows and dormers may exceed the building window.

Conservatory: the current terrace is to be glazed over all floors = ground floor, upper floor + attic (in the form of a dormer).
