Hello,
From your statement, I understand that the dormers must be taken into account in the calculation of the distance areas.
No, they
do not have to be taken into account, since they obviously do
not exceed the permitted maximum dimension of 5.00 m. Unless other determinations have been made in your development plan.
What about the conservatory? And must it be considered in the facade height? This may be max. 6 m.
I don’t know that, since I don’t even know what you mean by "conservatory"; as you describe it, it is more like a dormer whose roof surface merges into the regular roof.
In many development plans there is an addition stating up to what depth conservatories (as real conservatories made of glass) or bay windows and dormers may exceed the building window.
My neighbor is "willing to communicate but not to talk," which makes us suspicious.
Even if it sounds strange: best conditions for you, because he "wants" something from you and not the other way around. Here Frank is right.
One more question:
The development plan says: Number of full floors as a maximum = 2
How is that to be interpreted: max. 2 full floors and then "no more" or max. 2 full floors + roof xy?
2 full floors + roof according to the permitted ridge height and roof pitch.
