Extending walls beyond the roof?!

Hello everyone,

My partner and I are currently starting to plan our house, and that’s why I signed up here. We have bought a plot of land in a new development area. However, the development plan does not allow flat roofs, which is our preferred look. All attempts to convince the building authority and the municipal council have failed. The development plan allows all roof types with a pitch between 15 and 45 degrees. The wall heights measured from the base to the eaves are 5.5m for gable and hip roofs and 7.5m for shed roofs. This seems somewhat illogical to me. Since the plot is almost flat, I cannot achieve 2 full floors without sloping ceilings at 5.5m. And actually, I do not want to see a roof from the outside. With the shed roof, I can easily get 2 full floors because of the 7.5m wall height. Now my question: What do you think about planning a staggered shed roof with a 15° pitch and a wall height up to the eaves of 6m (allowing for 2 full floors) and then raising the exterior wall to 7.5m? This way, from the outside it would look like a flat roof building, but inside a shed roof would be installed, which would only be visible from above. Do you think such a design could be approved, and is it allowed to extend the walls above the eaves?

With an average house width and a roof pitch of 15°, the height difference from one eave to the other eave is also between 2 and 3 meters. Such a tall, structureless "construction" above the normal walls really looks unusual. And: The Traufpunkt is the intersection between the vertical exterior surface and the roof covering. I think you are getting yourself confused with something.

I definitely would not like that. In the upper part of the house, you no longer have any windows. It looks like a concrete block. You also have to think about the costs for the internal drainage, the sealing of the roof to the walls, etc.

that will be a nice swimming pool up there. I think you will have considerable problems with the tightness. and I hardly believe that the municipality will approve it for you.

why don't you try a shed roof. the municipality already has that on the plan anyway, and then see if you can get the municipality to agree to a flatter solution. I have a shed roof with a 6 degree pitch. that is almost like a flat roof. with that, you would only have to see if the municipality can be persuaded to approve a shed roof (which would be permissible) with a lower pitch.

The drawing is just awesome. You would want to live in something like that?! The fact that the municipality specifies roof shapes has its reasons, for example to create a uniform settlement appearance. Then "boxing in" the shed roof probably wouldn't be in the author's intention.

Someone has to mention this here, and now it's me, that it's not smart to buy a plot of land on which the desired building shape is not even approvable SCNR *duckundweg*
