So because "someone" once had trouble and thinks renting is stupid, that should apply to all of Germany? What nonsense. Then he should invest in Azerbaijani stocks, there are good return opportunities and real assets behind them! I prefer to remain a landlord. I have been operating without problems for 20 years and currently have post-tax returns of almost 10% on the equity employed.

Let me calculate again: If the authority allows me, and I can actually build four small residential units, maybe a fifth apartment under the roof, then this house will probably cost me 500,000 EUR today (including development, but without a basement). I will then be able to rent out about 220 square meters. I won’t be able to charge more than 12 EUR. That makes 2,640 EUR per month or 31,680 EUR per year. So a return of just over six percent, of which half remains after taxes. So three percent. And for that, five different people will constantly be running through the garden...

Existing properties! I focus on solid substance in rather simple locations. Liquidity before appreciation. In 10 years, I have my equity back and a free property. In the Ruhr area, for example, you can get apartments from €500 per sqm with a rent of €5-6.5 per sqm.

You have to build cheaper. But 3-4% after taxes is very good.

Well, you can't have your cake and eat it too. Although beauty is also in the eye of the beholder and expensive doesn't have to mean beautiful.
