Experiences with building surveyors

What experiences have you had with your building inspector?
We have a construction supervisor from the beginning.
He does come when we need him, talks to the craftsmen if something goes wrong in a gentle manner,
puts in hours.
We don’t get anything in writing, otherwise he stays out of everything.
We are supposed to take care of the rest. Then he sends hefty invoices.
Is this usual?

What exactly have you agreed upon in writing with this construction supervisor and at what cost? And - have you already contacted the association once and reported your dissatisfaction? After all, they are affected not only by positive but also by negative publicity.

You write a bit generally, so that the users here could reasonably report on their experiences and take a position. After all, the scope of supervision also depends on the written contract.

Two years ago, we had a used property appraised by an expert from the Verband Privater Bauherren. The report was detailed. No time was wasted during the inspection. We did not require a written report. According to his statement, however, he had to prepare and calculate it as part of the flat rate. The report was very extensive; from our perspective, some pages were unnecessarily created... (Partly) and calculated. The additional costs were manageable. Overall, we are satisfied with the detailed documentation of defects.

For our current construction, we commissioned an expert from the Bauherren-Schutzbund based on a fee agreement. The entire construction supervision seemed unnecessary to us compared to the costs. The documentation of the inspection is very detailed with corresponding pictures (positive/negative). The written form was also suggested as useful by the expert, especially in case evidence preservation is required. This can often only be assessed afterward if defects are not acknowledged by the construction company. In our case, the few defects were addressed directly and resolved without any issues. Communication with our general contractor is flawless and trouble-free; absolutely exemplary.
