The Ostsächs. Sparkasse also offers 20 years - but no idea if that applies to all savings banks.

Do you mean ING? They only offer 20 years when purchasing an existing property

Hello everyone,

I have to pick up the thread again because we now have an offer from Debeka. Our requirement was approximately €750 / month in annuity. Basically, I would prefer a loan of €200,000 and the entire term, but why should I waive the repayment grant of probably €17,500 if the measures we want to take anyway will bring the house to a KFW efficiency house 85? Or am I missing something?
The conditions are as follows:

€100,000 via KfW
10 years interest-only payment at €63 / month
effective interest rate 0.80 %
10 years saving a home savings contract at €361.00 / month -> results in €41,600 credit
after 10 years home savings loan of €40,900 (100,000 € - 41,600 € credit - 17,500€ repayment grant)
approx. 9 years at €424 / month until full repayment
effective interest rate 2.20 %

€100,000 home savings contract
18 years saving home savings contract at €225.00 / month -> approx. €50,000 credit
18 years interest-only payment at €94 / month
after 18 years home savings loan of approx. €50,000
approx. 6 years at €547.00 / month until full repayment
effective interest rate until allocation after 18 years 1.16 %
effective interest rate after allocation 1.76 %

According to their overview, a combined mixed interest rate of 1.12 % over the entire term; total expenses (interest and fees) = approx. €34,000

so already better than the other one

so I would take the KfW because of the repayment grant

are the 300,000 including incidental costs like property transfer/notary/real estate agent?
can you just break down what the property alone costs + in which postal code you live?
and Debeka because one of you is a civil servant?

because then I can tell you exactly whether it can be cheaper or not!

Hey!
So the €300,000 is entirely for the renovation. Land purchase, broker, notary, etc. are not deducted from this.

However, €20,000 for the kitchen is included here.

The location is about 70 km from Frankfurt/Main towards Cologne. Postal code 6.
Debeka because of the positive reviews from friends who have already completed financings there. None of us are civil servants, I am an employee in the [öD].
