Can only agree with Musketier, better to increase the installment and repay more. I also consider 2% repayment within this 700 € installment very low. Many banks also offer a free repayment change. So go higher and possibly reduce for the child. Also consider letting them offer 20 years. Have you inquired with external banks?

Carport and prefabricated garage are included. Outdoor area is not included in the almost €290,000. However, the site will be fully filled by the construction manager with frost protection, etc., which the landscaper could already work with. Only the outdoor area is added to the €290,000.

So far, the banks under consideration are Ing-Diba and Sparkasse.

So, do you think a home savings contract is not very sensible?

Does this mean the repayment change is then, for example, downgraded from a 900€ installment to a 700€ installment for one year (due to pregnancy or something else)?

Additionally, building savings plan for €166 monthly, approx. €30,000 after 15 years, interest 2.23%, €60,000 building savings loan

€158,000 - €30,000 = €128,000
Of which €60,000 is financeable at 2.23%.
The remaining €68,000 can certainly be reduced by special repayments during the first 15 years.
