sure, with a 10-year fixed interest rate you can move towards 3.0%, but the question would be:
will the interest rates fall by at least 1% in the next years (10 years), stay the same, or rise?

if you want security, then I would go for 30 years, if after 7-11 years the interest rates are lower, you can get out of the contract and refinance

In 10 years, however, the equity situation will look significantly better again. Sure, if we were talking about 20% equity here, then you should take the 30 years. But we are talking about a loan amount of 200,000 EUR with a total amount of 550,000, so almost 70% equity, plus the value of the land, which we do not know... so easily 80% equity.

With a loan of 200,000 EUR and 2% repayment with 935 EUR/month, you would be debt-free after 28.7 years, by the way. A bit of special repayment, and you can manage it in 25 years. So why the 30 years fixed interest period? With the equity situation???
