Because the interest rate at other banks is not really better with a shorter term. We still have 2 other consultation appointments, let's see what comes out of those. We are simply happy about an external assessment because it is, of course, still about a lot of money.

Makes at most 15 years of fixed interest. 3.6% is good at the moment, but nothing I would fix for 30 years.

So right now it seems that shorter terms do not result in significantly better interest rates. Therefore, I would also prefer the longer commitment and rely on the special termination right. It was different some time ago. Back then you could save considerable interest and put the money into repayment to minimize the interest rate risk in 10 years.

Regarding the ratio of equity to total sum, it should easily stay below 3% over 10 years. After 10 years, "only" 48,000 EUR interest instead of 62,000 EUR at 3.6%. Does anyone believe the interest rates will be at 8% in 10 years? I don’t.

For 10 years there will be no rates below 3.00% anymore. Neither without issues nor with issues!

Only with banks that refinance themselves with deposits. Otherwise, no bank can offer under 3% for ten years. That is economic madness when the bank’s refinancing is already over 3%.
