Hello everyone,

we are currently considering the possible construction of a detached house in Lower Saxony. A developed plot of land already exists. The following parameters are planned: Approximately 195 sqm of living space, ETICS, two-story construction, shed roof, air heat pump, medium - upscale equipment.

We are very skilled in crafts and have many contacts in different trades who would support us. We would be interested to know how much savings potential you would consider possible through the described own contributions.

Please leave discussions regarding time duration, risk, and availability of labor aside. We would really like to know how much savings potential could be achieved here and what total price we have to expect.

The following trades could be done by ourselves:

What the cost is depends largely on the materials used in your setup? Basically, you would do everything yourself except for architecture/structural engineering/applications, and the sanitary services?

Yes, essentially. We would do the plumbing ourselves. We would contract out the heating.

Regarding materials: We are currently planning with a monolithic construction method.

I think that's where it starts. [WDVS] or monolithic? Which bricks, how efficient should the building be, etc.?
No one will be able to tell you any potential savings like this – compared to what do you actually want to save? In the end, you just need to calculate the material costs and that should roughly work at a building materials dealer. You have a quote made for the heating.

--> total costs: about what you pay for the building materials, if you don't get them for free

There are huge differences between cheap and expensive. Like with a car, 4.70m long, between Dacia and Audi. Calculate 195x3500 €/m2 = approx. 700K€, you will also need plenty of material with EL. Do it, and afterwards report how much money was saved.

Let's do a rough calculation.

The construction costs for your hut are currently around €680k for medium to high-end equipment. Additionally, incidental construction costs, outdoor facilities, etc. Then let's assume a labor cost and profit margin of 20-25%. Savings potential thus +/- €150-200k overall.
