Roughly estimated, an additional 50 - 60k comes on top for the special equipment as well as 30k (but then it's a large system) for photovoltaics.

In total, without the basement, that's already somewhat steep. I don't know the price structure in the Rhein-Neckar district, but an acquaintance in the Munich area is at around 600k for the same size and quite similar basic equipment - but that area is known for the price.

I would first get more offers. You haven't even chosen the fittings yet, and usually another 30-50k quickly adds up for small things. Then you'll easily exceed 600k with the current offer and quickly reach around 3,800€/m².

That is complete nonsense, but as long as people pay for it, fine. There is no, absolutely no reason why a house in Munich should be 20% more expensive than in the Rhein-Neckar district, which is already quite high up as well. Building materials are hardly more expensive in Munich than in Saxony-Anhalt, because the stuff is sourced through wholesalers or directly from the manufacturer. How do you imagine that? "Okay, 2,500 Poroton backing bricks. That would be 22,000 EUR. Oh, to Munich? Then 27,000 EUR." And wages do not make this regional difference either. Fuel costs almost the same in Bavaria as in Brandenburg. Poor bricklayer Willi does not earn 25-30% more in Munich than in Rhineland-Palatinate or Hesse.

How do you come to the conclusion that house prices have anything to do with material or production costs? These are the prices people are willing to pay. And this pain threshold is higher in Munich than in Osnabrück.

It is what it is whether one likes it or not, can’t imagine or is simply repressing it. There are sometimes large regional (wage) price differences. No one drives 400 km to build a bunker in the Munich suburbs - otherwise practically everyone would have done it by now. Regionally it means “take it or leave it.” Those who don’t want (or can’t) spend the money don’t have to. What the general contractor in the thread starter’s case is asking per sqm as a starting offer is quite steep for the currently common standard of equipment. Maybe he has factored in a solid risk surcharge or smells a big deal, but who knows that except the provider himself. I would get comparable offers and see whether what the general contractor offered is market standard or not.

… here comes again the tip to find a cheaper place to live and provide your own labor, as the diligent craftsman here did. Then no one can say that 3000/sqm living space is the average, because everyone should be able to do their own work. Those who don’t do that and hire craftsmen are to blame themselves. And anyone who doesn’t see the irony has missed something. ;)
