Estimation of renovation costs

Hello,

I am planning to buy a condominium (3 parties). I like the apartment quite well so far. The structure is 20 years old (built in 1998) and very well maintained (still all original buyers). However, there are a few things that need to be done.

1. Complete renovation of the bathroom (10m², 250cm high walls). The entire bathroom is to be renewed. That means everything old out (tiles, bathtub, etc.) and everything new installed (large shower, corner bathtub, tiles, etc.). The floor has underfloor heating and the equipment should be standard (no luxury, but not cheap either).

2. Drywall construction. The apartment is a maisonette and on the mezzanine (45m²) an additional room is to be "built." This should be done using drywall construction (2 walls under a sloping roof). Also a door, wallpapering and painting (roughly estimated 4x4 meter walls).

3. Renew kitchen tiles (approx. 10m²). Old tiles out and replaced with new ones.

4. Repaint the entire apartment (the wallpaper is new). This corresponds to about 140m² and some walls are up to 4m high.

My budget after deducting all costs and newly planned interior fittings (kitchen, etc.) is 60,000 euros.

Will that be enough? Who has experience in this regard and knows rough figures?

The location where it is to be done is near Heidelberg / Mannheim.

Depending on the quality of ceramics and fittings, this can vary greatly (as is often the case). If all connections can stay where they are, 10,000€-15,000€ should be sufficient. With relocation of connections and possibly new screed, rather 20,000€.

I don't know.

If it's only floor tiles, 70€/m2 including dismantling + material is quite realistic.

12-15 €/m² wall area, if it's no special paint, should be enough.

With 60,000€ you should be very well off, more likely 30,000€. The biggest factor is the bathroom and depending on the customer's wishes and the workload of the plumber, that is where most of the leeway is.
