Perhaps I should also mention that the 400k plus came from fermo Massivbau - as I have read, not exactly the low-budget provider. All others so far have not had much of a problem with our budget, even though it is not enough for the fully equipped villa.

I always wonder how one can "estimate" to the exact 500.-€ without knowing the plot?
Sure, certain values per m³ or m² can be assumed, but this absolutely does not take into account whether the bathroom fittings cost 2000.- or 15000.-.
Likewise the floor coverings, I know people who lay laminate themselves in the living room, not infrequently more than 100.-€ / m² are spent on flooring (that makes a difference of about 150 x 80 €!!!)
In this respect I would say it can certainly be enough, but it could be tight.
That’s why the fixed price of a general contractor was important to us, so that you only had to pay extra for special requests, but otherwise knew the price to the exact euro (at least for the house).

If you are reasonably handy and time is not too tight, you can confidently tackle tiling the floors yourself; it’s not rocket science. I had never tiled before, but now I’m doing the basement myself and can say it definitely takes much longer (also because I cut everything with a wet saw; I simply have no skill with the snap cutter), but since I am very meticulous, it tends to look better than a professional tiler’s work. We planned and did the electrical work ourselves (with a few legal tips from a master electrician), but some prior knowledge is necessary. Almost anyone can lay out the heating loops for the underfloor heating; at your scale, you should save about 2000.- (without insulation and tack panels, which the flooring specialist can lay more quickly). We also installed the sanitary fixtures ourselves (meaning the toilet and sink on the wall, bathtub, shower, etc.). We did not do the water installation itself because if something breaks inside the wall, we did not want to waive the warranty, especially since that can cause bigger damage quickly. Wallpapering, if desired, is not rocket science, same goes for drywall construction (but that’s a crappy job).

As far as I remember, I always write "all in _estimated_"


A standard sanitary installation is always between TEUR 2 and 2.5; these are objects from Keramag or Villeroy & Boch, of course white. For the flooring, it has become customary to offer € 30.00/sqm material price as standard. Everything above that belongs to the category "extras," which I always ask to be considered with TEUR 10.

Of course, more is always possible; there are, as known, no limits upwards. But since I do not know the individual taste, I can only assume a medium standard. All my house price estimates are based on that.

Regarding the initial question, 375 k€ may be sufficient, depending on whether one is satisfied with the standard or not. However, one should not budget too tightly, as things like a handrail here, a mailbox there, etc., are still missing.

So the 375-400 k€ should be sufficient for your targeted size.

We have also received our first architect's draft with a rough estimate, and when I convert our cost estimate to your size, I arrive at the above-mentioned values.

Our architect builds 5-6 single-family houses per year and has corresponding experience.
