End terrace house large vs. small / price vs. space. Dilemma.

Hello,

My girlfriend and I want to have a house built or rather have found a developer who is currently building a small "residential park" with 40 terraced houses.
The houses are connected to a combined heat and power plant; heating and hot water run via the heat exchanger system. (Maintenance contract runs for 20 years with a contractor).

Now we are in a dilemma, both in terms of price and space.

There are two options:

1. Terraced house with 130 m², ground floor, upper floor, attic ... turnkey including land and garage for about 200,000.

2. Terraced house with 85, ground floor, attic ... turnkey including land and garage for about 169,000.

We have already been able to do a first viewing of the shell of the first 20 houses.

If you want children or are just thinking about it 130 m². Take a close look at what you are buying. You can also have unpleasant experiences in terraced houses. How are the supply and drainage pipes laid? How are the houses separated from each other? What kind of staircase? etc. pp. basically everything that concerns noise from the neighbor or bathrooms you should check carefully.

Floor plans would both not be my thing.

Assuming the prices are right and you get 55sqm more living space for 31,000 euros, then definitely the bigger one. 85sqm spread over 2 floors is really not much at all :confused: Personally, it would also be too elongated for me

Hello,

and thank you for the answers.

The problem at the moment is that you can get existing properties for a minimal lower price.

Here in the greater Ludwigshafen/Bad Dürkheim area, the price level is relatively high.
We also do not want to move into some ghetto in Ludwigshafen and be able to save 30,000€.
A comparable apartment (80m²) in a 40-unit building currently costs around 120-130,000 €.

About the houses themselves,
Each house has its own base slab as well as its own ceilings, between each unit there is 5 cm of air filled with insulating material.
The stairs from the ground floor to the first floor are made of stone, from the first floor to the attic it is a metal construction with wooden steps.

The bathroom as well as all interior finishing work would be done by my girlfriend’s family themselves.
So we could already design everything a bit more individually.

The residential park is on the outskirts of town, however this is the last free building plot, opposite is a nature reserve = very good for our future children :-)

As previously mentioned, I also tend to favor 130 sqm for family planning. However, I have seen 130 sqm laid out more cleverly, as I find the storage options here would be lacking. Is a basement or attic still planned? If not, you should consider where to store supplies, washing machine, vacuum cleaner, ironing board, seasonal items, or sometimes a stroller and additional toys, decorations.

P.S. Am I correct in understanding that the terrace is included in the living area?
