Good morning,

We bought a plot of land almost a year ago and the house construction has already begun. We are currently thinking about the design of the outdoor area. There is just a small problem. We have an electricity pole on our property from our energy supplier, which significantly restricts our design options. Nothing is registered in the land register!
Our question is, what can we do about it? Is it possible for the electricity pole to be relocated? If yes, who bears the costs? Who do we have to contact? The energy supplier?

Thank you very much in advance

Attached are two photos of the pole

Regards
Moritz

Significantly? I would plant it toward the house so that it remains accessible over the wall and is good. Also, it was certainly there before the purchase. If it bothers you that much, you should have clarified that before buying. Why it is not registered, too. (no idea if that is usually done)

hello,

yes significantly, since a privacy screen or wall or even a garden shed is not possible at that spot. The whole thing can only be built at a distance from the mast, as there is still a steel cable for stabilizing the mast. This results in a loss of space. That's why significantly.

Of course, it's clear that the whole thing could have been clarified beforehand. But since a property free of encumbrances was purchased, I (naively) assumed that the mast could somehow be relocated.

ok I hadn’t seen the steel cable, if it goes further towards the house, that’s really unfortunate of course. If you’re attached to it, though, as far as I know you don’t stand a chance of getting it removed. Generally, I would ask the local electricity provider what options there are. Moving it will definitely cost a lot, which probably no one will reimburse you for.

I have a few questions about your electricity pole:

1. Is it just the pole there or are there wires attached to it?
2. What is listed in the [Baulastenverzeichnis]?
3. Are you supplied with electricity via the pole?

Hello,

regarding 1.
Pipes are also attached. Our neighbor, for example, is supplied with electricity from there.

regarding 2.
Nothing is registered in the building encumbrance register.

regarding 3.
I just spoke with our network operator.
Our house also receives the power connection via the roof (roof stand). But whether from our neighbors on the left or right is still to be clarified.

According to the network operator, the power pole falls under the low voltage connection regulation. Therefore, nothing would have to be entered in the land register or building encumbrance register if a pole is erected on the property. However, I can't quite imagine the whole thing.
