Hello,

I would like to hear your assessment of the plan.

Here is the copied list:

Development plan/restrictions
Plot size: approx. 450 m² (not yet surveyed)
Slope: no
Floor area ratio: 0.2
Floor space index: 0.4
Building window, building line and boundary: Building window: verbally from the building authority: 12 m (E-W) x 11 m (N-S)
Edge development: A 2m high hedge to the north and south. A meadow to the east, a house is planned to the west
Number of parking spaces: 1, if possible a 2nd as option
Number of stories: 1.5 (upper floor must be the attic and may not be a full floor)
Roof shape: -, maximum roof pitch 45°
Style: classic single-family house
Orientation: As it makes sense. Currently south-facing
Maximum heights/limits: max. eaves height 4.2 m, ridge height 10.20 m
Further requirements: 3 m distance to boundaries. Access via approx. 30m driveway, which is not completely straight -> forward driving onto the property preferred.

Style, roof shape, building type: Single-family house, rather gable roof or similar (e.g. hip roof)
Basement, floors: No basement, 1.5 floors
Number of people, age: For the future: 2 adults (30s) and 2 children planned

House design
Who is the plan from: A finished, standard solid house from the shelf of a construction company
(No advertising/links allowed, so I roughly drew it; please forgive mistakes)

What do you especially like? Why?: Open kitchen -> pleasant. Office on ground floor -> practical and also some storage possible (e.g. drinks). Several windows facing south -> nicely bright.

What don't you like? Why?: Entrance directly by the stairs -> dirt? Parking space takes up a lot of space.

Price estimate according to architect/designer: approx. €200,000 without major extras (still waiting for a detailed breakdown)

Personal price limit for the house, incl. equipment: I would rather not go much higher with the price for the house (without incidental costs, without garden)

Preferred heating technology: I would like to hear your opinions. Find an air-to-water heat pump interesting. Underfloor heating or classic radiators, I don’t know. Central or decentralized house ventilation also not fixed yet.

Why did the design turn out the way it is now? e.g.
Standard design from the planner? It is a standard design that was liked.
Corresponding/which wishes were implemented by the architect? -
What makes it particularly good or bad in your eyes? Bad is rather the relatively large east garden. There is a fear that it gets dark quickly there in the afternoon. Bad is possibly the long way to the front door.

What is the most important/basic question about the floor plan summarized in 130 characters?

What is your opinion on the house size related to the plot? Is the house position and orientation well chosen? Is the space sufficient to turn cars well? Is there a good possibility for both cars to leave the property first?
Do you have tips to realize the largest possible south garden (preferably other narrow houses)?

The model house does not fit like this because the entrance is far too far away. Can you please draw the building envelope on the property?

Cars usually have a turning circle of about 11-13m - my great-great-grandparents therefore had a turntable in the courtyard of their townhouse to be able to turn the carriages around ..

I had also thought of such a turntable with a diameter of 4 m ;) (but electric)

Phew, that's very ambitious. Do you already have a fixed general contractor? Is the plot already yours? Have you been to a bank yet?


Oh, those are also things that cost money. What about gas?

It never gets dark anywhere in the garden except after sunset. One has to differentiate between terrace location and light inside the house. That can also come from another side. How was it? Are there fields to the east?

What about your general contractor? According to the budget, it will almost certainly be a model house with hardly any changes, which is also okay. Does he offer other models?

I’ll be honest: you calculate €2000 per sqm of living space plus painter, floors, exterior and incidental building costs.
So what is missing from your general contractor that you don’t have on the list?
