Earthworks in the construction performance description

Hello everyone,

I have a question. I have a construction service specification from a general contractor - regarding the point earthworks/foundation, I am a bit uncertain because of the wording.

Exact wording at the point earthworks:
"The soil will be removed in the area of the building structure to a thickness of approx. 40cm and stored on the property."

Then it continues at the point slab:
"The foundation is carried out via a slab with a continuous frost skirt up to a depth of 80cm."

As I understand it, the removal of the soil up to 40cm is included, everything deeper I have to pay for. But since the frost skirt is now planned up to 80cm depth, that automatically means 40cm more. Or am I wrong? A soil survey is not yet available. The construction service specification usually assumes soil conditions 3-5.

You only excavate down to the white sand first, then white sand is added as a replacement for the removed topsoil (delivered from the sand pit), then everything is compacted and ONLY THEN are the strip foundations (80cm) excavated. So these are separate things. You can go to the property yourself and use a spade to see approximately how far the black topsoil goes, whether the 40cm are sufficient or not, then you can negotiate with the general contractor whether a little more depth is possible.

That's just the usual. They will have to dig even deeper and the removal is still missing. Add 10-15K€ for normal ground. Without a soil report, the general contractor can't offer anything else. In the current state, the costs are incalculable.

Yes... and with that, it is still not enough. Not only is the size of the building structure excavated, but approximately 1 meter more is excavated around it.

However, this is the case with almost every BU or GU, mostly even limited to a depth of 30 cm. Meanwhile, only storage is mentioned. But you also need removal and disposal or redistribution of the soil. But everything is normal. Therefore, factor in ancillary construction costs of 15-20,000.
