Most of the time, you at least get the purchase price refunded by the municipality without any increase in value and without additional costs if you do not fulfill the building obligation and then have to return the property.

We also realize the land purchase through a variable loan, which, however, is concluded without a land register entry. The loan amount is 40k and the interest rate is 1.2%. The coming year will be used for planning and in 2021 we will begin construction.

Where did you take out the loan? Sounds like a good plan.

If a civil servant and an IT specialist today can't build a house with 5400 net income, then this forum can basically shut down...
It all fits, you could also pay off the car loan with the building financing, that was zero problem for us. As calculated by the previous poster, it even works well with a child, so go for it.
Building prices are rising faster than equity grows...

It's our house bank, but we haven't finalized it yet. Currently waiting for the purchase contract for the plot - after that, we'll go to the bank.
