Hello,
I am called Thea, am 28 years old and we want to build (have built) our 2nd house. About 1.5 years ago we bought a house from a developer. A new settlement with terraced houses was built. We bought a corner terraced house but unfortunately had hardly any say. The houses are very small just like the plots. We feel a little cramped and have looked for a new building plot.
such a plot has been found. Unfortunately, this is again through a developer, but this time regional and with connection to the architect. So we could express our wishes and the architect tinkered :-p
Since I am still not an expert I would need your help. Maybe you have a few tips or comments for me :-)
Development plan/Restrictions
Size of the plot 530sqm
Slope slight
Site occupancy index
Floor space index
Building window, building line and boundary
Edge development
Number of parking spaces 2x garage, 2x in front of the garage
Number of floors 2
Roof shape gable roof
Style
Orientation
Maximum heights/limits
Further requirements
Requirements of the builders
Style, roof shape, building type single-family house, gable roof
Basement, floors basement, ground floor, attic
Number of persons, age currently 2 persons 28 and 32 years old
Space requirements on ground floor, upper floor wish 2 children's rooms + office
Overnight guests per year a few, sofa bed in the office (or guest room as long as there are no 2 children yet)
Open or closed architecture open
Conservative or modern building method: both
Open kitchen, cooking island, open kitchen with small cooking island
Number of dining seats 8
Fireplace yes
Garage, carport double garage
House design
Who created the plan:
- Planner of a construction company architect from the developer
What do you particularly like? Why? the open living area with fireplace, the passage from the garage into the house and the pantry, the large bathroom
Price estimate according to architect/planner:
Personal price limit for the house, including equipment:
Preferred heating technology: an air heat pump is offered
If you have to do without, which details/extensions
-can you do without: I think I do not want to do without anything. We are still within budget
Why is the design as it is now? e.g.
Standard design from the planner?
Which wishes were implemented by the architect? everything was implemented as we wanted. Only the sauna room is somewhat small, but it’s okay. We wanted a storage room on each floor for e.g. vacuum cleaner etc. and definitely a pantry. The fireplace was very important to me too
Thanks in advance and be kind to me ;-)
Best regards
Thea
