Dream house? Suggestions and tips for the floor plan

Hello,
I
am called Thea, am 28 years old and we want to build (have built) our 2nd house. About 1.5 years ago we bought a house from a developer. A new settlement with terraced houses was built. We bought a corner terraced house but unfortunately had hardly any say. The houses are very small just like the plots. We feel a little cramped and have looked for a new building plot.
such a plot has been found. Unfortunately, this is again through a developer, but this time regional and with connection to the architect. So we could express our wishes and the architect tinkered :-p
Since I am still not an expert I would need your help. Maybe you have a few tips or comments for me :-)

If you have to do without, which details/extensions
-can you do without: I think I do not want to do without anything. We are still within budget

Why is the design as it is now? e.g.
Standard design from the planner?
Which wishes were implemented by the architect? everything was implemented as we wanted. Only the sauna room is somewhat small, but it’s okay. We wanted a storage room on each floor for e.g. vacuum cleaner etc. and definitely a pantry. The fireplace was very important to me too

unfortunately, I can't see much in the pictures, measurements wouldn't be bad either ;) also, you posted the first floor twice and forgot the ground floor ;)

You are right. So the garden side is southeast and the house entrance side is northwest... I can upload pictures this afternoon. We don’t have any measurements of the floor plan. We were told we could measure it ourselves in 1:100 (very nice. But I have already requested some with exact measurements)

Hi,

you can't really make out much in the pictures, but the cloakroom is too small, with children you’re risking your neck there. Also, you have no chance of placing a stroller sensibly.

You have to like the corner in the living room with the open seating, it costs a lot of money, requires even more space, and makes the living room dark. I would rather extend the living room to the outer contour of the house.

The basement is hardly visible, but it seems extremely convoluted to me.

No idea if the building regulations allow it, but I would consider leaving out the garage completely and replacing it with a carport directly on the driveway. So where the car is currently drawn.
Then you can make the ground floor almost square and gain a lot of space on the ground floor. You also gain garden area and it should be cheaper.

The driveway is dead space anyway, so why not also use it for the carport?

Because presumably a 5 m distance must be maintained as the building line. I would spontaneously at least mirror the ground floor orientation - otherwise the garage is in the most beautiful southwest orientation.
