Dream house found by chance. Is financing possible?

Once again for some people, uncreative and factual: the man doesn't need a car to get to work. Walking works perfectly fine. 10 or 20 km distance is something else. There is obviously a difference whether one or two vehicles have to be maintained. Leaving aside the quality of life. How far away is the dream house?

To shed some light on this. I work at an external location about 4 km from our current house. Although I commute there by bike in 80 percent of cases, I also have a car :). In total, we have 2 cars. The other house is insignificantly further away.

Wow. 950k EUR purchase price, depending on whether with or without an agent 60-120k EUR ancillary purchase costs and then another 200-300k for the renovation? New heating system, insulation, etc.? An oil boiler from 1992 definitely has to be replaced because it is over 30 years old, right? You easily end up at 1.3-1.4 million EUR?

It really doesn't make that much of a difference. Unless you always need two current 530i standing in front of the door, that can get quite expensive. A few hundred euros for a small second car get lost in the noise with that net income.
It's much more interesting whether you need to travel twice a year to faraway places on vacation or if sometimes a week in Kühlungsborn is enough.

950k for a smaller house? Monthly housing expenses more than double and savings gone too? And three times as much gardening! And that when you already have a house? I personally would stick with what I have, with a relaxed spending situation and plenty of money left for other nice things...

What does the standard land value say?

145 m2 * 3000 = 435,000 + garage 40,000 makes 475,000 that means for the plot 475,000 / 800 m2 is about 590 / m2

If the location allows for that, then everything is fine.

Does the real estate agent already have an offer?
