Hello,

We have set our sights on a plot of land. It is a corner plot, almost flat, measuring 18m x 30m. Facing northeast-southeast, it has an unobstructed view of greenery and is located in a quiet area on the edge of town near the forest. Even though it is not ideally situated, we still like it. A single-family house with the dimensions 9.5m x 11m is to be built. A garage or carport should also have a place. The idea was that the garage should be located to the north, next to the house, on the boundary. That means 13m in width are available for the house and garage (no double garage). In the attached sketch, I have shown the plot with the building envelope and the required setback areas. The question is whether the house fits on the plot purely in terms of dimensions? I hope this makes sense.

The question is not whether the house fits on the plot, but into the building window. And then it depends on the orientation / alignment.

The street is quite far away, remember that the connections (water, sewage, electricity, telephone, possibly gas) will be correspondingly more expensive. The access paths will also have to be correspondingly long.

Or what do you want to know now? According to the building window, boundary construction is presumably allowed.

...but what does the floor area ratio say? In rural areas, the value is usually lower than in urban surroundings

Hello,
the floor area ratio is specified as 0.16-0.4.
