Does a terraced end house always have to remain just one?

my wife and I are in the early stages of planning a real estate purchase. It has now become clear that we can inherit an end-terrace house in the near future. We ourselves can’t use it and have considered having it demolished and possibly rebuilding. My actual question is:

Does this end-terrace house have to be rebuilt similarly after demolition so that the house fits into the "appearance" or could one also build a house in bungalow style there?

There is a development plan that states what is allowed to be done on the property. Does a bungalow even fit on a row house plot in terms of area? And what about the neighbor who suddenly lacks a proper wall?

The demolition will never be approved because the adjacent terraced mid-terrace house would become a [REH], which technically does not work (roof overhang, wall insulation, etc.). Retrofitting the roof overhang fails due to the boundary line. Plots for [REH] and terraced mid-terrace houses are simply shaped differently.

We have not seen the blueprint yet, it was initially a general question since we had already considered something like that.

We ourselves can't do anything with it

That is what selling was invented for, it is the more economical way - so I wouldn't even explore here whether the harebrained idea might exceptionally be permissible.

You don't just tear down a house. Unless it no longer has any economic value. Everything that could be said about the terraced house situation has already been said...
