Yes, it does. They are different contracts that have nothing to do with each other. There could also be other documents needed for the payout that have nothing to do with the developer.

Well, it's clearly stated in the original post what's missing. The developer is responsible for most of it.

The OP is complaining that he now has to pay commitment interest, not that an invoice from the developer is due. That doesn’t bother him at all. Apparently, he wanted to spend the entire amount within three months, if you read it that way. It didn’t work out.

Yes, and? Were these known to the developer? When undertaking a construction project, you should also take care of things.

But because most trades are finished quickly. The developers know this and that banks always need lead time. That's why invoices are issued quickly.

Thank you very much for all the answers. Some even very helpful. I received the first developer invoice at the beginning of December, which was also submitted to the bank at the same time. However, it was not paid out because, see page 1, all the documents are still missing. My developer is being somewhat stubborn here. He says, in turn, that some documents my bank wants are not necessary at all. For example, a dimensioned floor plan (requested by the bank). The list of defects has been known to him since December, but nothing is happening. Hence my question whether I have to accept the whole situation as it is...
