In Saxony-Anhalt it will be significantly cheaper than near Ingolstadt or Stuttgart. It is the same in Schleswig-Holstein and Mecklenburg-Western Pomerania. Wages are lower, building land is cheaper, but also other, simpler building habits. The houses are preferably a bit smaller, mostly without basements, simply equipped in terms of technology. If I walked with you through our settlement, you would notice how rarely roller shutters are installed, how often you come across simple plastic front doors, how dominant the concrete roof tiles are, how often you find rather small window formats, how rarely fences are set, how few garages there are, and if there are any, they are prefabricated models made of concrete... etc.
Price information on the "base price" of houses depending on the region (postal code) is available online from Kern-Haus. In my example, Magdeburg is in price region 1 and has, for example, a base price of €293,000; the same house in Munich has a base price of €335,000 (price region 5). This is probably due to the company's partners in the respective region and the associated salary level/demand.
Based on this, one can say that incidental costs for development/connections are also lower.
Thus, the same house in Munich is about 10-20% more expensive.
On top of that come the different land prices.
I can imagine that houses in structurally weaker regions are built simpler/smaller. But I was interested in direct comparability, i.e., how the price difference looks if you build exactly the same house in two different regions.
The Kern-Haus comparison is great; I hadn’t thought of that at all. I also did this once at Town & Country --> almost 25% price difference. That is quite a remarkable difference, which can well amount to €100,000 difference (without considering land costs, which I wasn’t concerned about in this post).

I have the feeling that here in the forum prospective builders often list their building wishes and then quite quickly (felt rather generally) statements come like: "that will cost at least €2,500 / m²."
I haven’t been reading here for very long yet, but I have noticed fewer projects in the structurally weaker/cheaper regions. Mostly (from my perception) these involve building projects in economically stronger regions. If I can identify with the listed building wishes/building projects and the described projects cost €2,500 or even €3,000 / m², then a 20 to 25% price advantage is already very significant.
Maybe I will also be positively surprised by the offers of the local house building companies, as I have prepared myself for higher prices thanks to this forum :) (But I actually don’t believe that).
