It applies the same here in M-V. Our "urban centers" Schwerin, Rostock, and Stralsund sell attractive building land at fairly high prices relative to local income levels. On the Baltic Sea islands, especially in the Baltic Sea resorts, the level is about that of the Munich commuter belt (600-800€/sqm building land). If you go more into the countryside, where the milk can still does not have fast internet but there are only 4 houses, you sometimes pay only 30-50€/sqm.

is quite normal and structural. In the West, Southwest different wage structures and land prices. The materials should be the same everywhere. My father-in-law from the East is always amazed at what "schweinepreise" we have to pay for craftsmen. I am lucky if an electrician shows up at my place for an hour.

On the internet, there is price information from Kern-Haus about the "base price" of the houses, depending on the region (postal code). In my example, Magdeburg is in price region 1 and has, for instance, a base price of 293k€; the same house in Munich has a base price of 335k€ (price region 5). This is probably due to the company's partners in the respective region and the associated salary level/demand.

Based on this, it can be said that the incidental costs for development/connections are also lower.

Thus, the same house in Munich is approximately 10-20% more expensive.

In addition, there are the different land prices.

Most of it has already been written. North/South divide, etc. The sum of things makes, as so often, the difference.

There are some side effects that make the difference bigger.

Due to lack of space and available area, as well as prices, the plots in the "more expensive" regions are usually smaller. Interestingly, that can make building more expensive. If I only have a minimal slope, I might have to plan more for retaining walls, etc. on a small plot than on a large plot, because on a large plot it might bother me less if there is a decline or a slope somewhere. Usually, land removal is also significantly more expensive in these regions. Smaller plot = more considerations per basement, etc.

I find materials difficult. That somewhat depends on regional availability (transport costs). Also, one must not forget that the more "booming" a region is, the busier the craftsmen are. Therefore, the craftsman might take a few percent more margin on the material or hardly give anything back... why would he, if the books are full 12 months in advance?

I can imagine that houses in structurally weaker regions are built simpler/smaller. But I was interested in direct comparability, i.e., how the price difference looks if you build exactly the same house in two different regions.
The Kern-Haus comparison is great; I hadn’t thought of that at all. I also did this once at Town & Country --> almost 25% price difference. That is quite a remarkable difference, which can well amount to €100,000 difference (without considering land costs, which I wasn’t concerned about in this post).

I have the feeling that here in the forum prospective builders often list their building wishes and then quite quickly (felt rather generally) statements come like: "that will cost at least €2,500 / m²."
I haven’t been reading here for very long yet, but I have noticed fewer projects in the structurally weaker/cheaper regions. Mostly (from my perception) these involve building projects in economically stronger regions. If I can identify with the listed building wishes/building projects and the described projects cost €2,500 or even €3,000 / m², then a 20 to 25% price advantage is already very significant.

Maybe I will also be positively surprised by the offers of the local house building companies, as I have prepared myself for higher prices thanks to this forum :) (But I actually don’t believe that).

So the assumption that material costs are the same everywhere is definitely wrong. Where more money is available, more is also charged. For example, you get offers for photovoltaics in Bavaria at 1500 euros per kWp and in the East at 1100 euros. That’s already a 30% difference. With tiles, concrete, etc., it will be similar, I think 20 to 30% is a realistic value. Labor costs come on top of that, which in the South can be up to 50% higher, depending on the trade and location. In total, I assume that a house can be built in cheaper regions about 30 to 50% cheaper than in southern top regions. Of course, the biggest difference is still the [Grundstück]..
