All your wishes, in my opinion, speak against a prefabricated house. Soundproofing: Of course, every representative will tell you that prefabricated houses offer the same soundproofing as solid houses. But the building physics alone argue in favor of the monolithic structure. Value retention: In my view, there is still too little long-term experience with prefabricated houses. In my neighborhood, too many prefabricated houses (about 30 years old) have been completely dismantled down to the basement in recent years (irreparable moisture damage, etc.). Of course, the quality today is many times better, but I would not bet that you will still have any residual value in 50 years.... And since you generally pay more rather than less for prefabricated houses (from reputable manufacturers) compared to solid houses, I do not see any advantage here anyway.

I would avoid Styrofoam insulation on the outside of the facade. Currently, in our apartment building, a corner near the front door is already dented, someone must have come into contact with it while carrying an object. It is also difficult to, for example, mount an outdoor lamp on such insulation. If Styrofoam at all, then preferably in hollow chambers inside the stone. If price is no issue for you, you can make thicker walls with any raw material, which always provides better thermal and insulation protection. Furthermore, in my opinion, deep window recesses look nice.

That reminds me that I could do a comparison at the next handball festival here. The neighbor to the south built in the early 80s – in red brick. The neighbor to the north in 2013 with 365mm aerated concrete, and we in 2014 with a timber frame construction with cellulose insulation (and wood fiber in the installation layer). Total wall thickness for us is 345mm. That would probably be an interesting comparison under tough conditions.

Otherwise: I can hear football training better when I go down to the basement – and we have 365mm aerated concrete wall plus concrete ceiling down there...

I believe the soundproofing thing is also more of a "used to be that way". Today's exterior walls of wooden houses achieve 50dB and more. Windows would normally allow sound to pass through more, and those are present in stone houses as well. Interior walls made of drywall are probably not so bad either when it comes to soundproofing.

Or a log cabin, with thick, solid wooden walls. That is probably one of the most expensive options overall. Preferably with real logs instead of cut planks. But I can already imagine it being fascinating. Warm, natural exterior walls. Such a house would also be very durable. And you can hang all the household items on the walls.

The selection is large, so I agree with Yvonne: just read through the forum and form your own opinion or find out your tendency.

Have fun with it
