The property looks relatively narrow. Do you already know how big the house is supposed to be and where on the property it will be located? Does it fit with the setback areas and the maximum length of the buildable property boundary at the garages, if there is a development plan?

The property is indeed very narrow - 16m x 60m
There is no development plan; you have to orient yourself to the neighboring houses and, of course, observe the local building regulations
we could maintain the 3m distance each since the planned house is supposed to stand with the short side facing the street (short side is 9.84m, long side 12m)
Of course, there are also building guidelines here, but luckily not as strict as elsewhere

The houses are located directly on the main street of the village and are therefore heavily used. It will be interesting to see how the full supply connection will be handled here. I will inquire about this with the respective suppliers, as closures would hardly be possible and, of course, costly.

In other words: can I only take care of the development once I have already signed a contract with a house construction company? Because before that, I don't even know where the lines need to be laid?

No, you can take care of it beforehand, but I’m not exactly sure how important it is for you since the development looks relatively simple in your case. Usually, site plans need to be submitted. It must be clear where the house is located and where the house connection is. For the applications, we sometimes already needed a house number.

We also don’t have a construction company yet, but for example, we have already had the sewage canal and electricity laid up to the "Baugebiet". I had also already applied for fresh water. However, nothing will be done for now because the canal is already on the property. The installation on our property and the house connection will be done when the house is ready.

Construction electricity and construction water will be installed as soon as I give the "Go" for it and provide a responsible craftsman.

I would simply call the utility providers and ask. They can usually see in their system where the lines run and give you appropriate advice.
