Developer / General Contractor sought for bungalow in the greater Bielefeld area / OWL / NRW

Hello everyone, we are currently looking for a general contractor / developer for the construction of a bungalow (100-125 sqm) in the greater Bielefeld / OWL area. We would like to avoid polystyrene / similar materials in terms of construction. The bungalow should be built with a basement (partial basement possible), turnkey. I already have a plot of land, planning still has to be done. I have contacted about 15 companies, half of them have not responded. I spoke with Viebrockhaus and Favorit (however, it seems very expensive at first glance). Of the "local" companies, I am still talking with Aesthetik-Haus and schwenker24. Has anyone already had experience with any of the above? Does anyone have any other recommendations for me? Thank you very much in advance Best regards Milanhio

There is a moderated section here called "Erfahrungen mit Hausbaufirmen," where you will find several suitable companies discussed; your region is not that rare here after all: search there using the name of your town (or possibly the nearest district towns) or the names of companies you already know, then you will find them discussed or their competitors mentioned. If the plot suggests a partial basement (which usually only happens in a clearly sloped location visible without glasses), planning with your own architect is highly advisable.

That is normal or even a good response rate if you inquired cold without a recommendation and the companies could not tell that they were "only" fifteen (because then they naturally fear that there are even more). Calculating usable offers costs expensive time from qualified people – no one takes that time to try for a possible contract like playing Russian roulette.

I have found that when I want something, I am more likely to achieve it with a phone call. I probably also used the info@…de back then and received little response. My tip: call, don't send emails.
