Determine the price of garden land

Behind our house, along 5 plots, there is an undevelopable green strip of a total of approximately 3100m², about 90mx34m. Along our two left and two right neighboring plots, the property is leased as a garden to the neighbors or to strangers for garden use at a depth of about 17m. Next to that, there is the unleased remaining plot in a T-shape, where a small barn stands behind our house and sheep are occasionally kept. Since we actually do not need the barn and the plot would only be partially usable as a garden extension, we have never tried to lease that part. The remaining plot is currently only used for housing sheep and harvesting/storing hay by an elderly couple. Both are now over 80 and still have a house and garden themselves. However, the green strip now belongs to their son, who runs a farm a few places away and occasionally picks up hay or brings or takes the sheep 1-2 times a year but cannot care for the sheep daily. Since the couple is getting older, we would like to use the plot despite the barn before someone else takes it. Leasing is probably not an option, so we would like to make an offer either for the part behind our house including the barn or for the entire area of 3100m². What would you offer for it? Currently, the BRW is 8€/m².

If you have the money, offer 10/m². It always depends on how much it’s worth to someone, but before anyone lets a bunch of cows graze there... You should rather be positively surprised when the offer comes out of the blue, in my opinion.

In the current time, with high interest rates/inflation, there are probably few buyers who have money for garden land. And building land is therefore no longer being purchased either. That’s why I offer 5€ per m2 and then meet you at 7€. Always start lower (negotiate).

Nice that opinions differ just as much as I’m torn back and forth.



The question is whether there will be any negotiation at all if you come in "only" with 5€. I don’t think the son is dependent on the money, especially since the money is currently losing value continuously.

I know that our left neighbor wanted to buy a piece, but it was refused and he was only allowed to lease it for 10 years. My assumption is that he only wanted the piece behind his property and the surveying costs more than it yields. If you roughly assume 300 m² were leased, that would be a purchase price of 2400€ at 8€/m². That isn’t worth the whole effort. Alternatively, it could of course also be that there is no willingness to sell at all. For the first case, it would of course be smart to make an offer for the entire parcel. That would eliminate the surveying. For the second case, the offer would have to be so high that the son can’t say no.

That was my assumption, which is why I suggested going above the standard land value


Maybe even 10 EUR/m² won’t be enough then. But who knows.

I think just because there is already a barn [Scheuer] there, the property must be worth significantly more to you. Regardless of the condition the [Scheuer] is in. It has existing use rights [Bestandsschutz] and you can repair it. You will never be allowed to build a new one.
