Determine the price of garden land

Concerns Saxony for me.

The property is classified as a recreational garden area in boris.sachsen and as another area (without development status) in the development status.
In the Saxony property tax portal, the actual use is additionally listed as: 1016m² road traffic and 2084m² agriculture.
Although I do not know how they arrive at road traffic. It is actually an enclosed property between our parcels and the cemetery.

I think just because there is already a barn there, the property should be worth much more to you. No matter what condition the barn is in. It has existing rights and you can repair it. You will never be allowed to build a new one.

That is of course an argument.
