Hello everyone,

we have the opportunity to buy a plot of land that is 22m wide and 65m long. It is a north-facing plot. How does one proceed in such a situation? Do you place the house towards the back or the front?

I have uploaded a few pictures for better understanding. The map excerpt is oriented north.

An important criterion for us is "maximum sunlight". Where should the house entrance be located? How can you get a southwest terrace?

Thank you and best regards
Max

Well, for maximum sun you would try to place the garden facing the street and set the house to the back. But first you have to ask the office where your building plot is or which part of the land you are allowed to build on.

Thank you for the answer. Does it mean a 50 meter long driveway to the back? And where is the entrance supposed to be then?

Since the plot is so long, I would (if possible) place the house towards the front. Namely as far as possible to the northwest boundary. Terrace then around the corner - northeast/southeast. You then have sun on the terrace all day. If it also extends far enough to the northeast, even the evening west sun can shine on it. With 22m width, quite a bit should actually be possible.

I would place it like Nordanney. The garden behind the house also gets full southern sun as soon as you are out of the shadow of your own house. Behind it is only farmland, no road. Long driveway costs a lot of money. More expensive development. But as Kaho has already pointed out, it depends on the building area.

The placement also depends on other factors. For example, is it a noisy street? Then people are reluctant to sit next to it. Also the question of whether one feels observed in front of the house. One can also plan a terrace a bit away from the house to get out of its shade. Then there is a small path to the "Pavillon" with a connection to the pool (e.g.). That can turn out really great.
