Current waiting time for prefabricated houses

Dear prospective homeowners,

In March 2021, we signed a prefabricated house contract with Fingerhaus. We were informed that construction would not begin before April 2024, meaning a waiting period of at least 25 months. We reluctantly accepted this due to other advantages.

Now I have spoken with several builders and none – absolutely none – had even remotely such a long waiting time. Meanwhile, I wonder if these 25 months are completely off...

Questions to the group:

- Has anyone else here signed a prefabricated house contract with any company since March 2021, and how long was your waiting time?

- Has anyone perhaps even signed with FINGERHAUS since March 2021 and can provide the waiting time?

- If the time is completely exaggerated: Does anyone have an idea with what arguments we could convince them to bring our project forward?

P.S. Comments like "Your own fault if you..." or "Why even a prefabricated house?" unfortunately don’t help; the contract is already signed ;-)

I have no personal experience; the waiting times for prefabricated houses were too long for us. Provided that the representatives even mentioned waiting times. A neighbor waited almost 1.5 years from the building permit (autumn 2021) at Danwood. Schwörerhaus is currently still postponing orders by 1.5 years, although recently fewer houses have been sold. Therefore, 2 years is indeed long but not completely implausible for a contract in spring 21, when interest rates and construction costs were still low. However, your calculation is not quite correct; 21 to 24 would be 3 years, which would actually be somewhat high.

edit:
Even with March 22, I do not find a two-year waiting time completely implausible

Sorry, I meant March 2022. Thanks for your hints! In March 2022, house prices were actually already almost at a record high. And they say they cannot move us forward because there are few cancellations. But even if nobody cancels, it seems way too long to me. In your examples, it’s at most 1.5 years...

What does "overdrawn" mean? They won't keep you waiting just for fun. If the books are full, that's just how it is. Why should you be prioritized? More important to me is that this is communicated honestly right from the start. We built with FingerHaus. The waiting time was already quite long back then, although not that long. But the salesman's time estimate was pretty accurate. By the way, brace yourself for a long waiting time when making a complaint, it doesn’t get any better afterward ;) But that’s also the case with other prefab house builders, as far as I know. Where are you currently in the process? At least everything is nicely accessible online.

Whereas in the case of the Schwörerhaus example, there has already been a year with fewer new orders since then, and Schwörerhaus has in the meantime paid bonuses to get rid of old contracts. In March 22, you would certainly also have been at about 2 years of waiting time.
