Hello, I bought/moved into a semi-detached house from a general construction company in 2003. After about 3 years, cracks about 1 cm wide and one meter long (running continuously in a 30 cm gas concrete masonry) appeared in the gable caused by the twisting of the ridge beam. The beam was obviously built in too tightly. After exposing it to relieve the pressure on the wall, injecting the masonry with an epoxy adhesive, the upper part of the gable was filled with plaster about 2 cm thick on the outside of the gable. The visible part of the beam was treated so that a visually harmonious appearance resulted. Another 2-3 years later, the beam still twists and further smaller cracks have appeared. Now a foot beam also comes into play, which has meanwhile twisted so much that cracks have also appeared in the plaster there and presumably also in the masonry. The contractor's suggestion was to cut off the visible part of the twisted beams and replace it with a straight piece, and to clad the gable with wood. Which I find very concerning because possible resulting damages might no longer be visible. Who has experience with such things, who knows a recommendable expert in the Münster/Westphalia area and a lawyer specialized in construction/real estate law.

Hello,

First of all, I would not put the second step before the first.

Go to your nearest engineering or architects chamber, ask at the energy agency or also the consumer advice center. There they will provide you with addresses of publicly appointed and sworn experts. Discuss your case with the building expert you trust, provide him with all the documents available to you, and listen to what he recommends.

From the way you describe your builder, he will submit to the judgment of the expert; already in his own interest. A lawyer, called in too early, rather worsens communication than helps it. The building expert called in will also timely advise you to commission such a lawyer if he considers it advisable.

Good luck and best regards
