Hi everyone,
semi-detached house from 2010, (everything built by the developer or their specialist craftsmen, so no amateur work), floors are tiled with 60x60 tiles.
Now I have a (stress?) crack across 3 tiles right in the middle of the living room.

Can you give me tips with your collective knowledge?
Is this a case for any insurance?
Can/must it be repaired (to protect the building fabric)? If yes, how?
Do you have to investigate the cause?

Pictures attached.
(Sorry, didn’t feel like cleaning before the photos :))

Thanks in advance and Merry Christmas everyone

It could have happened because of an (expansion) joint in the screed. No, a case of bad luck or just unfortunate. Can? Yes – old tiles out. New ones in. Ideally carry over the joint from the screed (if that’s where the problem comes from). Must? No, if you can live with the visual impairment. I would be interested, at least. And personally, I wouldn’t want to live permanently with such damage. P.S. I would ask the developer. We had neighbors who, even after 10 years, got a tile replacement on goodwill – but they had to provide the material themselves, which fortunately was still stored in the basement (tiles).

That would be my first thought as well: do you still have tiles?

If yes, I would have it done by a professional – whether you want to go to the builder after almost 14 years is up to you.

If no, I would live with it. It's not clean anyway, so it won't be noticeable.

Thank you all. Yes, I still have 4 packages of all the tiles in the basement. That was recommended back then. Then I will have it done as soon as the crack gets bigger or sharp-edged. It was only important to me that none of my family eventually falls into the basement through a hole that opens up.

Hello questioner.
First of all, the following statement about the previous answers:
An expansion joint in screeds in residential construction is primarily installed between different rooms, namely below the (future) door leaf in public buildings, somewhere in the door jamb area in private residential construction.
In public buildings, these joints remain free, are transferred into the top layer, while in private properties the movement joints have fulfilled their purpose after the screed has dried – and are closed in a force-locking manner.
Now to your case:
If we look closely at the crack formation, we recognize a slight wedge-shaped warping "downwards".
Classic damage pattern for a crack in the screed underneath.
Classic cause for a screed that is not yet ready to be laid (because not sufficiently dry) at the time of tile installation.
With this, we have unequivocally dealt with the point "cause investigation" without an on-site appointment and without opening the inspection point!
Regarding the repair:
The damaged tiles can be easily removed after cutting the joints.
Further necessary measures depend on the crack width then visible in the screed.
Usually, the old (solid) tile adhesive is removed, if necessary the crack is slightly opened by cutting (up to approx. 5mm depth), the dust is thoroughly vacuumed and then the crack flanks are sealed again with a low-viscosity reactive resin.
Afterwards, the new tiles are installed.
All of this is not rocket science!
This is by no means a case for insurance. And after 10 years also not a warranty case against the tiler.
This warranty obligation usually only applies for 5 years. Which (again "usually") proves to be sufficient.

First of all, ask the property developer or provider. Maybe it is also shoddy work. Then it would rather be a case for the expert.
