Costs of well foundation - experiences?

Hello everyone,

we are currently planning our house and according to the soil survey, we probably need a deep foundation.
Initial research showed at least €10,000 in additional costs.

Has anyone had experience with this? Especially the price would be interesting.

We are planning 120 sqm floor area + 60 sqm.
For the garage, we have an offer of €15,000 for the associated floor slab + €15,000 for the garage itself (without door).

According to the survey, a shallow foundation would be possible for a basement. Now I am considering maybe finishing the house with a basement to avoid the deep foundation.

The idea would be to invest the money into a basement instead of paying €30,000 for the garage + at least €10,000 for the deep foundation. I have requested an offer and expect it early next week. But I wanted to ask here in advance whether this is a completely stupid idea.

Why do you have to found with well rings? Possibly high groundwater? Seepage water? I would be surprised if you get that for 10,000 EUR.

We had to do a similar variant, strip foundations at 3.5m depth. It cost an additional 27,000 EUR. Thicker base slab, better steel, etc.
Well rings or piles would have been even more expensive...

I also consider €10,000 to be very optimistic. I mean, we once had a thread here about pile foundations, which were over €30,000 additional costs. At least in my memory. This additional effort urgently needs to be included in the purchase price negotiation for the property!

It certainly depends on the area, currently rather not in Saxony-Anhalt ;) Have you ordered a finished house or are all services contracted individually with you?

It is recommended in the geotechnical report, I have no experience with this at all. I added information from the geotechnical report as an update to my first post.
At least 10,000 EUR was the only figure I found quickly. I myself also assume more and am therefore considering whether we should build with a basement instead.

Instead of spending 30,000 EUR (for a 60m² garage) + 10,000-30,000 EUR for the well ring foundation, the idea would be to rather spend 40,000 - 60,000 EUR on a basement and have more from that.



As already written, at least 10,000 EUR was the only amount I have found so far.


We have a provider for the house, but the slab is not included.
