Costs for bathroom renovation in Munich

Hello everyone,

I would like to have your assessment of my situation.

I live in an older apartment in Munich and would like to have my bathroom renovated. The bathroom is about 5.5 square meters in size.
My first visit to a local bathroom studio was sobering.

I visited the bathroom showroom and after a short consultation, during which I showed a few pictures, I was told to expect a price of around 50,000 euros.

This is completely outside my budget. The budget is max. 30,000 euros.

After that, I thought I would go to a larger sanitary company located a bit outside Munich because I thought it might be somewhat cheaper there.

I quickly found a company that delivers everything from a single source and makes a good impression. My bathroom was measured free of charge. Then I had an appointment at the bathroom studio to select the bathroom furniture and ceramics.

I chose the following and
- washbasin Burgbad
- shower fittings own brand bathroom studio
- faucet own brand bathroom studio
- toilet Geberit
- shower tray with Geberit Cleanline drain channel
- glass shower enclosure
- standard wall tiles / floor tiles (50 euros per sqm)
- a new radiator

The following work is to be done:
- completely gut/ dispose of the bathroom
- new tiles
- re-plastering
- converting a bathtub into a walk-in shower
- new bathroom ceramics
- new bathroom furniture
- a smaller water meter

Now I have a concrete offer of 38,000 euros. This is not a luxury bathroom, but normal equipment.

Now I don’t know what to do.

I have this one offer. I want everything from a single source because I cannot do without my bathroom for too long. Individual services from MyHammer are not an option for me.

I would rather not get another offer here, where I end up with such a high price again. (That is always a time-consuming process)

What would you do?

Should I try to get an offer from a sanitary company in a cheaper region in Germany, if that is even done at all? Or are these simply the prices you have to pay in Munich nowadays?

I would outsource the gutting separately or even do it myself.

I have a buddy who is an all-rounder. He would do everything except connecting the sanitary installations. And that's the main problem. You have different trades and a relatively small bathroom in a high-price region. But 50k for standard at 5.5 sqm is already quite a statement...

Which items are particularly expensive? For comparison: we also have 5.5m² and received an offer for 27k last week. We will not do any of it ourselves. For the gutting, our offer includes 2 days with two people (1x journeyman, 1x apprentice). Since I will probably take a little longer with the dismantling on my own, that would be a week of vacation. It's not worth it for me.

How good the €38,000 offer is, you will only know once you get at least one more with IDENTICAL ITEMS.

Is everything detailed in the offer?

Is the bathroom studio a large chain? Because for 5 fittings a week there is no "own brand." Or just rebranded?

Burgbad doesn’t seem to be a "cheap option" now, even if it’s only a washbasin and probably a base cabinet, you can easily spend > €3,000 there.
(The catalog includes 500 pages, you can put together everything individually…)

The first "provider" with the "thrown over the fence €50,000" either didn’t feel like it or is booked out for the next two years. (Or they only install Dornbracht and even the employees drive AMG/M :D)

Maybe one should opt for something from Ikea or a custom-ordered wooden board from the carpenter for the washbasin after all. The homeowners here do the same because there is no (longer) enough money for Burgbad and co. The mirror will also not be cheap. You’re in for 10% of your Burgbad washbasin. It’s the same with the glass partition. You can also gut the space yourself. Saves 5000€ if you fill the container yourself.
