when I request offers from different prefabricated house companies (location Munich), prices of €2200-2700 /m² are often quoted.

-Does this refer to living space or built-up space?
-Which major cost items are not covered by this?
Are, for example, the following costs already included here: soil samples, architectural services, possibly surveying, incidental construction costs (electricity, water, construction insurance, WC, etc.), funds for permits, earthworks, etc.

To make a detailed comparison of a construction service description, of course, you need knowledge of all the positions involved.
