Cost sharing in construction with a prefabricated house company - experiences?

Hello everyone,

when I request offers from different prefabricated house companies (location Munich), prices of €2200-2700 /m² are often quoted.

-Does this refer to living space or built-up space?
-Which major cost items are not covered by this?
Are, for example, the following costs already included here: soil samples, architectural services, possibly surveying, incidental construction costs (electricity, water, construction insurance, WC, etc.), funds for permits, earthworks, etc.

The only help is a look into the Bauleistungsbeschreibung (Bauleistungsbeschreibung) Everyone does their own thing For some there is nothing included at all, for others waste disposal, toilet, insurances

In the prefabricated house companies, the architectural services and earthworks (limited to "normal" conditions and usually without removal) are generally included from your list. All other items are additional, just like the internal development and rainwater disposal. The details vary for each, but this is frequently encountered.

With prefabricated house providers, you have to ask exactly. Sometimes with earthworks, sometimes only from the top edge of the floor slab. Although the trend is moving towards a "complete offer," this is (still) not a given.

As written above, the construction service description - construction service description is crucial. If you put yourself in the position of the prefabricated house provider, they will tend to try to limit or avoid costs that they cannot assess and control themselves. This especially includes earthworks. 100% the domain of the prefabricated house builder is everything that happens above the top edge of the floor slab ;-)

Thank you very much for the competent and very fast answers - simply great here! Thanks to your answers, I can now calculate much more precisely.

What would still be really helpful (but will probably go way beyond any limits) is to learn about all possible costs that are not directly related to the house construction (performance of the prefab house company). To make a detailed comparison of a construction service description, of course, you need knowledge of all the positions involved.

Do you think we can manage that?

Positions that cause costs around the actual house construction:

Costs for the approval of the building plan
Additional construction costs such as electricity, waste, toilet, water
Soil samples
Earthworks
Removal
Possibly travel and purchase of gravel for backfilling once the house is standing?
Insurances
Securing the way and possibly preparation for a crane
Re-measurement? (Is this necessary if there is already a development plan? Theoretically, my neighbor could simply have set his fence one meter into my property, right?)

Costs for financing (commitment interest in case of extended construction time)
Entry or transfer of the land charge.
