Hello dear community,

I have now decided to build on the property ( ).

I have obtained various offers from prefabricated house providers and prefer Danwood. For me, the price is decisive. The less fuss (KFW, bay window, etc.) the better. I will stick to the standard in the selection process.

Question: Are the details plausible so far?

Building area: Brandenburg East
Developer: Danwood
House size: 129 m²
Plot available: yes
House style: city villa
Special features:
Underfloor heating ground floor/upper floor
Electric shutters downstairs

House price incl. foundation - 30 cm excavation, gas boiler + hot water, architect services & special features: 190,000 EUR

Additional construction costs:
28,200 EUR for utilities
8,500 EUR for surveying, notary, soil survey
10,000 EUR buffer

Total:
236,700 EUR

how many people are supposed to live in it? Originally, 10x11 meters were planned, right?

Currently, 2 people are planned. In the future, also gladly 3 The floor area will be approximately 8.5*9.5 meters according to the offer I forgot one detail: Ground floor completely tiled => included in the price Shower ground floor comes from pool "Bemusterung Mehrkosten"

Is the foundation slab included? Otherwise, I can only say that 30 cm is rarely sufficient. For earthworks, one should always budget for a larger amount.

Media... that's quite high! What does that mean?

What about electricity? Special equipment? Outdoor water tap included with Danwood?

And don't forget the outdoor facilities like the terrace and splash protection: that should also be financed since you don't get far with EL.

Add roughly 100,000 euros to that. Then you also have outdoor facilities etc. included in the budget. With 350,000 euros, you should be fine.

Such a statement is nonsense. Surely a lot will be added, but for a house that should remain reasonably standard, certainly no 100k€ will be added. This is Brandenburg and not Stuttgart.
