Cost points for house construction - Is there a list?

Hello everyone,

we are planning to buy a plot of land next year and want to start dealing with the topic now and be prepared when it starts. Currently, we are inquiring with some prefab house providers, but the trend is leaning towards self-construction.

So far, I cannot estimate which service providers are needed for self-construction and what exactly each service provider does. For example, who does the foundation slab or basement and what else does this company do? Do I possibly have to arrange for a crane, or does the service provider XY handle that directly? I can imagine quite a bit when it comes to the heating technician and electrician, but I think I also heard that the heating technician lays the drainage pipes. The shell construction is done by masons, but what else do they do, or what else has to be done?

I hope you understand my concerns. It would be great if I had an Excel list with all the points. Preferably divided by construction phases and also with price ranges for orientation. I want to see which service provider I need first and what exactly they do. Then I can get information and request quotes. Then the next service provider and so on. Of course, there are also optional points like Smart Home, but I know, for example, that this can be done by the electrician. So if I want the system XY, I can specifically look for an electrician who installs the system in addition to the house electrics.

I would also like to use this list during construction as a checklist and cost control. Meaning with which costs we planned and how high the actual costs were.

Are there such lists? I would also be willing to pay money if it is a really good list or even a program for me.

To what extent are you familiar with the individual trades or do you have someone who has a basic understanding of [Sanitär, Elektrik, ...] to be able to assess the work of the craftsmen?

Without meaning to offend you, your text suggests not too much experience in the matter. Then planning and awarding everything yourself is probably the wrong way. Contact a provider who builds turnkey and ask for a Bauleistungsbeschreibung (Bauleistungsbeschreibung). You can then study it and have it proofread, so you know exactly what else is needed.

For an architect, this is daily bread, and the methodology is the same whether you order paid craftsmen or want to be these craftsmen yourself.


With both prefab and solid house providers, you can also get shell houses. That means choosing some stages between shell construction and turnkey. For someone doing this for the first time, that is better suited than "trying your luck."

House construction in today's reality is not as simple as in a children's book, where you just mortar stones on top of each other and only need diligence and skill. You don't just do the Isokorb on the canopy cantilever with a YouTube tutorial ;-)

I think he means "Eigenbau" more as "self-managed" and that would already be fatal with the existing knowledge.

You can find lists with cost items according to DIN 276 for cheap on the internet.
What you are looking for is a customized list (combination of project schedule and breakdown of trades/costs).
I have not seen anything like that here.

Are there general lists? Every house is somehow different: if you want clinker bricks, you build differently than with plaster. A gable roof requires a different structure than a flat roof. And I also believe that your questions speak volumes: namely, that you should have a professional do it. This is something different than coordinating a garden house. Hardly anyone here will dare to do this, and if they do, then as a civil engineer or a similar profession. P.s. My Tapatalk shows me an advertisement for the Yellow Pages here ;)
