I think that varies from general contractor to general contractor. Here in the region we have a general contractor who employs two very good architects. With him, there is no off-the-shelf house, but all are individual. The houses are rather more expensive than with an architect, because the all-round carefree package is booked and a fixed price is agreed upon. With him, samples are selected before the contract is signed. That way you have 100% cost certainty. But you pay for that, of course.
