Cost of expert

Hello

We would like to buy a house. After some viewings, we now have a property where we could feel comfortable.

Since we have no technical knowledge in construction, we would like to go through it with an expert who might find defects and can tell us what costs might still come up.

Now my questions:

1. Is a "Bausachverständiger" even the right person for this task (including estimating the costs)?
2. How does one find a good expert?
3. Are there services one should definitely value?
4. What must / may this cost?

Actually yes, but be careful: anyone can call themselves an expert. They should have extensive knowledge in construction technology.



Google, Yellow Pages --> expert, architect, civil engineer



Depends on what the expert is supposed to do. Assess the house and possibly detect defects, estimate costs of a possible renovation, planning, tendering, construction supervision, etc.

Thanks for the information.

Regarding 1 and 2: OK, I thought there might possibly be a chamber (something like a crafts chamber) where you could inquire who has the appropriate qualification.

Regarding 3: Since we want to buy a house, our main concern is that he might find defects that we don't see (for example moisture / mold, work that the seller considers a "minor issue" to assess whether that is really the case, ....) and he can possibly tell us if the price is reasonable.

Regarding 4: What would one roughly have to calculate for the services mentioned in point 3?

And then it depends on how specific the cost estimate for remedying defects and the purchase price should be. A valuation report is of course considerably more time-consuming than a rough estimate.

You need a so-called "Wertegutachten", the costs depend on the size of the house and the scope of the expert’s activity. Find an expert to your liking and clarify the expected costs with them in advance; the costs vary depending on the federal state, in my opinion it’s roughly between €1,500.00 and €2,500.00.

But ask the seller beforehand if he might have already had one prepared.

And would it be more about having a statement regarding value/cost like "Yes, the house is worth the price" or "No, the house is too expensive for the condition"?
