Hello,

for the internal insulation of our half-timbered house ([EG] and [OG], each about 100 m² living space), the architect estimates about 200 euros per m² of wall area for material and labor, so a total of over 50,000 €. That seems very high to me. According to my research, the panels cost a maximum of 50 euros per m². What total costs per m² should I normally expect?

Who prepares the old walls so that the panels can be attached? Who pays for the adhesive to attach them? Who installs them? Who replasters the insulation? And so on. These are not done by elves but by craftsmen (who also need material for this) who want to be paid for it in return. However, I cannot report whether the package now costs 180€ or 210€ in total due to lack of experience, but I can well imagine it.

It is always good to plausibilize - basing it solely on the material price of one of the required components is somewhat overly simplified. €200 is plausible, it can certainly be cheaper. Don't forget that the execution quality can vary. Therefore, pay attention not only to the price but also to the provider.

and in addition, internal insulation in timber framing is one of the most complicated and expensive things you can do (possibly except for vacuum insulation panels) to avoid compromising the substance. Is the building under historic preservation? Pictures?

That is already a realistic price. You also have to insulate the window reveals – which is quite fiddly work – open floors and work around the beams, etc. Loose old plaster and cement-based plasters, old insulation materials, wallpapers, paints, etc. must be removed. And usually, a base plaster (and plaster mesh) must be applied, which needs time to dry; then the insulation panels can be attached, they must dry again, and only then can the walls be clad and plastered.

Strange ... Acquaintances of ours renovated a floor in an older (half-timbered) house to rent it out as a holiday apartment. They installed insulation boards as interior insulation on the walls as DIY. During an inspection, I once mentioned "dew point shift" and was looked at questioningly. I am curious whether this will eventually lead to problems, provided I find out about it ... :rolleyes:
