Where in Bavaria are you building and with which company? Which heat pump exactly are you using? Was the photovoltaic system including battery absolutely necessary for the KfW 55? The price is really okay!

Hello,
this is without land. Fahrer 1000 is building in Bavaria, we are in NRW.
We are building with the red Vie...., a Nibe heat pump. Neither photovoltaic nor battery would have been necessary for Kfw55, it was our wish and an extra cost. However, we signed the contract back in 2014, meanwhile I believe photovoltaic is standard and the base price is higher because of that.

At Viebrockhaus are they now building solidly on the upper floor or still using drywall?

Sanitary fixtures 8,000 euros will be veeeery difficult because you probably also have to buy from that supplier - you can definitely expect a significant markup there.

Front door 2,500 euros is very low or rather a very cheap version (plastic, no elements like glass or similar). We may have gone a bit overboard, but we also see the front door as the business card of the house - we are now at 7,000 euros excluding the access system.

Geothermal energy doesn't work for you? Because gas with underground tank isn't exactly great...

Viebrockhaus builds with drywall in the attic. Since we only have one large master bedroom and bathroom upstairs (oh, that was an extra charge too...), it didn't bother us. The upper floor with children's rooms and bathroom is built with masonry.

Hello everyone,

first of all, thanks for the previous answers.

Unfortunately, I still couldn’t really tell whether the offer from the developer is alright. (Or I am slow on the uptake )

Regarding the estimated costs:

I also see the 8000€ for sanitary fixtures as too low. Especially because we have to buy at the “full” price from the fixed supplier. I had planned to buy and install relatively easy-to-mount items like the washbasin and faucets myself (possibly online?) (maybe you can save a few euros that way). How much should we roughly expect to pay extra for a nice bathroom (no luxury, somewhat above-average equipment)? For the walk-in shower, the developer has already estimated about 1000€ additional (including the channel drain).

The entrance door will also be 2500€ too cheap, I agree. We already have an extra offer for a glass side panel for 1200€ and for a fingerprint reader with motorized lock for 1000€. What should we expect to pay for a good door?

We also already have an offer for additional equipment where, from my point of view, some individual items are too expensive. Maybe someone can give me feedback here and ease my conscience:

Another single-flue chimney for a wood stove: ~4500€
Underfloor heating instead of regular heating: ~5000€
Change to the stairs. 1) Covered with parquet instead of tiles. 2) Instead of both sides being walled, one side has an “open stairwell”: ~6000€
Decentralized ventilation with 5 fans: ~6000€

And one final question: We can choose between gas with a tank (including solar thermal) and pellets (cost-neutral). What would you choose?

Is there no natural gas? If yes, that one. If not, probably a heat pump. When choosing between liquefied gas and pellets, it would IMHO depend on whether you can get pellets cheaply (forest owner?).
